7 Warning Signs Your Gutters Are Blocked (And What to Do About It)

Blocked gutters don't always overflow. Here are the subtle signs most Perth homeowners miss — until it's too late.

Most people reckon they'd know if their gutters were blocked. Water pouring over the side during a downpour, right? That's the obvious one. But by the time you're seeing waterfalls off your roof, the damage has already started.

After cleaning hundreds of gutters across Perth, I can tell you the early warning signs are way more subtle. Here are seven things to watch for — and most of them you can spot from ground level.

1. Water Overflowing During Rain

Let's get the obvious one out of the way. If water is sheeting over the edge of your gutters during rain, they're blocked. Full stop. The gutter is designed to channel water to your downpipes — if it's going over the edge, something's in the way.

But here's the thing most people don't realise: gutters can be 80% blocked and still cope with light rain. It's only during a decent Perth downpour — and we get plenty of those between May and August — that the overflow shows up. By then, the debris has been sitting there for months.

2. Brown Stains or Streaks on Your Fascia Boards

This one catches people off guard. Those brown or rust-coloured streaks running down your fascia boards? That's tannin from decomposing leaves and organic matter sitting in your gutters.

The staining means water has been sitting against the back edge of the gutter and seeping over, carrying dissolved tannins with it. Even if you haven't seen overflow during rain, the stains tell the story. Eucalyptus leaves are the worst offenders — they break down into a dark, acidic sludge that stains everything it touches.

3. Sagging or Pulling Gutters

Gutters are designed to hold water, not wet debris. A standard residential gutter holds about 1.5 litres per metre when full of water. Pack that same metre with wet leaves, mud and silt, and you're looking at 5-8 kilograms of dead weight sitting in there.

Over time, that weight pulls the gutter brackets away from the fascia. You'll notice sections that sag in the middle or pull away from the roofline. Once gutters start sagging, water pools in the low spots, which attracts more debris, which makes them heavier. It spirals fast.

4. Plants or Weeds Growing in the Gutter

If you can see greenery poking up from your gutters, you've got a garden up there. And that means you've had a solid layer of decomposed organic matter sitting in your gutters long enough for seeds to germinate and take root.

I've pulled full grass tufts, ferns and even small shrubs out of Perth gutters. The roots grow into the gutter joints and can crack the seals, creating leaks that persist even after the gutters are cleaned. The longer you leave it, the more damage those roots do.

5. Birds, Possums or Pests Hanging Around Your Roofline

If you've noticed more birds than usual perching on your gutters, or you can hear possums scurrying around your roof at night, blocked gutters could be the reason. Debris-filled gutters are prime nesting material for birds, and possums love using that buildup as a stepping stone into your roof cavity.

Pigeons are the worst for this in Perth. They'll nest right in the gutter itself, adding their own mess to the blockage. 6. Musty Smell Near Exterior Walls or in the Roof Space

A damp, musty smell near your outside walls or when you pop your head into the roof space is a red flag. That smell is mould, and it's being fed by trapped moisture from blocked gutters.

When gutters can't drain properly, water backs up under the roof edge and seeps into the fascia, soffit and even into the wall cavity. Perth's winter humidity makes this worse — the moisture doesn't dry out between rain events, and mould takes hold fast. By the time you can smell it, the mould has likely been growing for weeks.

7. Water Pooling Near Your Foundation After Rain

After rain, take a walk around your house. If you see puddles forming right at the base of your walls — especially directly below the gutter line — your downpipes are likely blocked too.

Blocked downpipes force water to overflow from the gutter and dump directly at your foundation. Perth's reactive clay soils expand when wet and contract when dry. Why You Can't Always See Blockages from the Ground

Here's the frustrating part — you can have completely blocked gutters and not see a thing from your driveway. Most Perth homes have gutters that sit above eye level, so unless you're up a ladder or on a second-storey balcony, you're guessing.

Debris tends to settle flat in the gutter channel, especially the fine silt and decomposed leaf matter. It doesn't stick up over the edge where you'd spot it. I've cleaned gutters where the homeowner swore they were fine, only to pull out 30-plus litres of compacted sludge.

The only way to know for sure is to get up there and look — or have someone do it for you.
